• Local mortgage advice from a Courtenay-based team

• Access to banks, credit unions, and alternative lenders

• Clear explanations without the mortgage jargon

• Support from first conversation to closing

• Available by phone, video, or in person

Good questions. Straight answers.

  • How do I get started?

Just reach out. Call 250-338-3740, send an email, or fill out the contact form. We will have a conversation about your situation, tell you what your options look like, and go from there. No paperwork required to have that first conversation.

  • My bank said no. Is that the end of the road?

No. Many files declined by a bank can be approved by the right lender. We will give you an honest view of what may be possible.

  • I am self-employed. Can I still qualify?

Yes. It depends on how your income is documented, but we work with lenders who

    understand self-employed income.

  • What is a reverse mortgage?

A reverse mortgage allows homeowners aged + to access home equity without monthly

mortgage payments. We will explain the full picture so you can decide if it is right for you.

  • What does it cost to work with you?

In most cases, the lender pays our fee when your mortgage closes. If a file involves

alternative or private lending fees, we explain them upfront.

  • How long does mortgage approval take in BC?

A pre-approval is often completed in – hours. A full approval after an accepted offer

usually takes – business days, depending on the lender and the file.

  • What is B-lending and who does it help?

B lenders help clients whose files do not fit major-bank guidelines, including clients with

alternative income, lower credit, or non-standard situations.

one lower-rate mortgage payment. We will help you decide if it makes sense.

  • Should I just sign my lender's renewal offer?

Not before comparing your options. We can review the market and tell you whether staying with your lender or switching is the better choice. There is no penalty for switching at
