Companies like Equitable Bank, Home Trust, Questbank, and Bridgewater Bank are just a few lenders in the valuable B-Lending space. They exist specifically because a significant portion of borrowers with genuine qualifying income and real equity simply do not fit within the narrow criteria of the major banks.


The core differences are that B lenders accept lower credit scores, use alternative income assessment methods, allow higher debt service ratios, and are generally more comfortable with non-standard property types and borrower profiles.

What It Costs and What to Expect: A Minimum Down Payment.

B-Lending typically comes with a 1% lender fee deducted from the mortgage amount. Interest rates start off not much higher than a traditional mortgage for borrowers with decent credit and a property in an urban center. Credit scores and property location can affect the interest rate, as does the length of term. Most B-Lenders only offer 1, 2, or 3 year terms but if your goal is to transition to the Prime or A-Lending space, we have time to complete the plan to get you there.


I am completely upfront about these costs before any decisions are made. For most clients the math works clearly — getting into a property at a slightly higher rate, building equity, improving the income or credit situation over the term, and then moving to conventional financing at renewal is a legitimate and effective strategy. The higher rate is a temporary cost. The equity you build is permanent.
